## Barrie’s September 2026 numbers at a glance

Barrie’s real estate board is now part of the Toronto Regional Real Estate Board (TRREB). Each month, TRREB publishes a Simcoe County Market Watch with a separate line for the City of Barrie. The [September 2026 report](https://trreb.ca/wp-content/files/market-stats/market-watch/Simcoe_County_mw2609.pdf) came out on October 6.

| City of Barrie | September 2026 |
| --- | --- |
| Homes sold | 130 |
| Average price | $686,941 |
| Median price | $637,500 |
| New listings | 513 |
| Homes for sale at month end | 888 |
| Average days on market | 40 |
| Sale price as a share of list price | 98% |
| Months of inventory | 5.2 |

The median is the middle sale: half of Barrie homes sold for more than $637,500, and half sold for less. From January to September, Barrie recorded 1,411 sales, with a median of $650,000.

## Why the benchmark is the better guide

Averages jump around depending on which homes happen to sell. The MLS® Home Price Index benchmark follows the price of a typical home instead, so it gives you a steadier read.

In September 2026, Barrie’s composite benchmark was **$617,100**, down 5.14% from a year earlier. In [August](https://trreb.ca/wp-content/files/market-stats/market-watch/Simcoe_County_mw2608.pdf) it was $624,700, so it slipped about 1.2% in one month (our math).

## How each type of Barrie home did

| Home type | Sales | Average | Median | Average vs. a year ago |
| --- | --- | --- | --- | --- |
| Detached | 84 | $789,940 | $716,000 | +2.2% |
| Semi-detached | 4 | $556,875 | $533,750 | -13.7% |
| Freehold townhouse | 20 | $546,100 | $536,250 | -10.5% (all townhouses, 22 sales) |
| Condo apartment | 19 | $433,784 | $393,500 | -24.1% |

Detached houses held their value best. Their average rose 2.2%, even though detached sales fell 28.2% from September 2025.

The condo apartment drop looks alarming, but only 19 units sold. The apartment benchmark, which smooths out that mix, was $416,600, down a much smaller 6.28%. The single-family benchmark was $669,900 (down 4.77%), and the townhouse benchmark was $465,800 (down 15.37%). With so few sales, one month can mislead.

## Barrie next to its neighbours

Barrie is one of the more affordable places to own in Simcoe County. Its $617,100 composite benchmark sat below Innisfil ($651,800), Oro-Medonte ($800,800), Springwater ($893,300) and the county-wide figure of $762,300. Orillia was lower, at $506,100.

## What it means if you’re thinking of selling

With 888 homes for sale and 5.2 months of inventory, Barrie buyers have more to choose from than sellers would like. TRREB says sales fell faster than listings across Simcoe County, which gave buyers more choice and negotiating power in some parts of the market. Barrie homes still sold for 98% of their asking price on average, after about 40 days.

If you plan to downsize, a slower market means more time on the market and less room to ask for a higher price. Selling also comes with real costs: commission, legal fees, land transfer tax on the next home and movers. Our [downsizing guide](/guide/downsizing-in-barrie-cost/) adds them up.

## What it means for a reverse mortgage

A reverse mortgage lender doesn’t use the monthly average. It sends an appraiser to value your own home. The amount you can get then depends on that value and the age of the youngest owner.

Here’s what September’s composite benchmark of $617,100 works out to by age:

| Youngest owner’s age | Up to about | On a $617,100 home |
| --- | --- | --- |
| 65 | 50.55% | about $312,000 |
| 70 | 52.85% | about $326,000 |
| 75 | 57.75% | about $356,000 |
| 78 and older | 60% | about $370,000 |

These are ceilings, not offers. A softer market does lower the ceiling a little. A year ago, the benchmark worked out to about $650,500, so at 70 the most you could get on a typical home is about $17,700 lower today (our math from TRREB’s 5.14% change).

There’s another side to that. With a reverse mortgage, you don’t sell, so you’re not taking a buyer’s offer in a slow month. Many Barrie owners also have no mortgage to pay off first: in the 2021 census, 30.6% of owner households in the city had no mortgage at all ([Statistics Canada](https://www12.statcan.gc.ca/census-recensement/2021/dp-pd/prof/details/page.cfm?Lang=E&DGUIDlist=2021A00053543042)). You keep living in your home and stay the owner, and any future rise in value is yours. Run your own numbers in the [Barrie calculator](/tools/reverse-mortgage-calculator-barrie/).

## If you own a Barrie condo

Condo owners have one more thing to check. Lenders look at the building as well as your unit, and your condo fees stay yours to pay. Our [Barrie condo page](/reverse-mortgage-condo-barrie/) explains what lenders check, and our [Barrie home prices guide](/guide/barrie-home-prices/) shows the latest figures for every home type.
