## Quick answers

- Barrie's MLS® benchmark price was **$617,100** in September 2026, down 5.14% in a year ([TRREB Simcoe County Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/Simcoe_County_mw2609.pdf)).
- Barrie detached houses sold for a median of **$716,000** that month, and condo apartments for **$393,500** ([TRREB, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/Simcoe_County_mw2609.pdf)).
- At 70, a reverse mortgage on the typical $617,100 Barrie home could reach **up to about $326,000**: a ceiling, not an offer ([benchmark from TRREB](https://trreb.ca/wp-content/files/market-stats/market-watch/Simcoe_County_mw2609.pdf); percentage from this site's [calculator](/tools/reverse-mortgage-calculator-barrie/)).
- Your 2026 tax bill still uses MPAC's January 1, 2016 value, so it doesn't tell you what your home would sell for ([City of Barrie, Property taxes](https://www.barrie.ca/services-payments/property-taxes)).

A typical Barrie home was worth **$617,100** in September 2026, by TRREB's MLS® benchmark, down 5.14% from a year earlier. Detached houses sold for a median of $716,000 and condo apartments for $393,500. On that typical home, a reverse mortgage could reach up to about $312,000 at 65, or about $370,000 at 78 and older.

## Barrie sale prices by home type, September 2026

Barrie’s real estate board is now part of TRREB, the Toronto Regional Real Estate Board. Each month, TRREB’s Simcoe County Market Watch reports sales for the City of Barrie on its own. The September 2026 report came out on October 6, 2026.

In September, 130 Barrie homes sold. The average price was $686,941 and the median was $637,500. The median is the middle sale: half sold for more, and half for less.

| Home type in Barrie | Sales | Average price | Median price | Average vs. Sept 2025 |
| --- | --- | --- | --- | --- |
| Detached | 84 | $789,940 | $716,000 | up 2.2% |
| Semi-detached | 4 | $556,875 | $533,750 | down 13.7% |
| Freehold townhouse | 20 | $546,100 | $536,250 | down 10.5% (all townhouses, 22 sales) |
| Condo townhouse | 2 | $490,500 | $490,500 | not reported |
| Condo apartment | 19 | $433,784 | $393,500 | down 24.1% |

Only detached houses sold in large numbers. With 2 to 20 sales in the other rows, one unusual sale can swing the figure, so read those prices as a rough guide.

From January to September 2026, Barrie had 1,411 sales at a median of $650,000. That longer view is steadier than any single month.

## Benchmark, average or median: which one fits your home?

The MLS® benchmark price is the value of a typical home with set features, such as size, age and lot. TRREB calls it the Home Price Index. Because the “typical home” stays the same, the benchmark shows real price changes rather than a change in what happened to sell.

The average is pulled up by a few large houses. The median sits in the middle. For a quick sense of your own home, look first at the benchmark for your home type.

| Barrie benchmark, Sept 2026 | Price | Change in a year |
| --- | --- | --- |
| All home types (composite) | $617,100 | down 5.14% |
| Single-family house | $669,900 | down 4.77% |
| Townhouse | $465,800 | down 15.37% |
| Apartment (condo) | $416,600 | down 6.28% |

A month earlier, in August 2026, the composite benchmark was $624,700. So the typical Barrie home slipped by about $7,600 from August to September.

## How fast Barrie homes are selling

Prices are only half the picture. The same TRREB report shows how busy Barrie’s market was in September 2026.

- 513 new listings came on the market, and 888 homes were for sale at month’s end.
- At the past year’s pace of sales, it would take about 5.2 months to sell every home listed.
- Homes sold for 98% of the asking price on average.
- The average home was listed for 40 days before it sold.

In plain words, buyers had plenty of choice, and most sellers came down a little from their asking price. If you’re thinking of selling, plan for a sale that takes weeks, not days.

For a reverse mortgage, the pace of sales matters less than the prices. The appraiser bases your value on homes that actually sold, not on asking prices, so a long list of homes for sale doesn’t lower your figure by itself.

## How Barrie compares with the towns next door

Barrie’s typical home is valued below most of its neighbours in TRREB’s September report. The composite benchmark was $651,800 in Innisfil, $800,800 in Oro-Medonte and $893,300 in Springwater. Orillia, at $506,100, was lower. Across all of Simcoe County, it was $762,300.

On January 1, 2026, about 1,673 hectares of Oro-Medonte and Springwater became part of Barrie. If your home is in those lands, it’s not clear yet whether TRREB counts it under Barrie. For a reverse mortgage, it matters less: the appraiser looks at recent sales close to your street, whatever the report calls the area.

## What you could get at each age on a Barrie home

The most you can get depends on the age of the youngest owner and the appraised value. The table uses Barrie’s September 2026 benchmarks. Each figure is up to about that amount: a ceiling, not an offer.

| Youngest owner’s age | % of value | Typical home ($617,100) | Single-family ($669,900) | Townhouse ($465,800) | Condo apartment ($416,600) |
| --- | --- | --- | --- | --- | --- |
| 55 | 46.05% | $284,000 | $308,000 | $215,000 | $192,000 |
| 60 | 48.55% | $300,000 | $325,000 | $226,000 | $202,000 |
| 65 | 50.55% | $312,000 | $339,000 | $235,000 | $211,000 |
| 70 | 52.85% | $326,000 | $354,000 | $246,000 | $220,000 |
| 75 | 57.75% | $356,000 | $387,000 | $269,000 | $241,000 |
| 78 and older | 60% | $370,000 | $402,000 | $279,000 | $250,000 |

Amounts are rounded to the nearest $1,000. If you still have a mortgage, it gets paid off first from this money, and the rest is yours to use. To try your own value and age, use the [Barrie reverse mortgage calculator](/tools/reverse-mortgage-calculator-barrie/).

Condo owners have a few extra steps, such as a look at the building’s finances. The [Barrie condo page](/reverse-mortgage-condo-barrie/) covers those.

## Why your appraisal, not the benchmark, sets your amount

An appraisal is a visit from a professional appraiser, who sets your home’s market value for the lender. The appraiser looks at your home’s size, condition and updates, then compares it with recent sales nearby.

Barrie’s housing stock is varied, so this matters. The 2021 Census found 58.2% of Barrie homes are single-detached houses. About 28.9% were built before 1981, and the largest group, 23.9%, went up between 1991 and 2000. A 1970s bungalow and a 1990s two-storey on the same street can appraise far apart.

Your property tax notice won’t help here. Barrie’s 2026 taxes still use MPAC’s January 1, 2016 values, because Ontario hasn’t done a province-wide reassessment since. That number is for taxes only, not for sale or lending.

Before the appraisal, it helps to have a few things ready: a list of updates with rough dates, such as a new roof, furnace or windows. If you’ve finished a basement or added a bathroom, say so. The appraiser can only count what they see or are told about.

## What a softer market means if you’re 55 or older

Barrie’s composite benchmark fell 5.14% in a year, and townhouse values fell more. Detached houses held steadier, with the average up 2.2%. Nobody can say where prices go next, so this guide makes no forecast.

Here is what’s certain. A reverse mortgage is based on your home’s value on the day it’s appraised. If your home’s value goes up later, all of that growth is yours.

If prices fall, you’re still protected. Even if Barrie prices slip, you can never owe more than your home is worth when the mortgage comes due. That holds while you keep the house taxed, insured and looked after. It’s typically called the no negative equity guarantee.

## How much Barrie owners have in their homes

Many Barrie owners already have large equity. The 2021 Census found 67.7% of Barrie households own their home, and 30.6% of those owners have no mortgage at all. That year, owners estimated their homes’ median value at $695,000.

For an owner 55 or older, that equity is often the largest thing you have. Whether to use it, sell, or leave it alone is a real decision. The [guide to what a reverse mortgage costs in Barrie](/guide/reverse-mortgage-cost-barrie/) and the [guide to the cost of downsizing in Barrie](/guide/downsizing-in-barrie-cost/) put real numbers on both paths.

## The bottom line

A typical Barrie home was worth about $617,100 in September 2026, and detached houses sold for a median of $716,000. At 70, a reverse mortgage on the typical home could reach up to about $326,000, which is a ceiling and not an offer. The appraisal of your own home, not the citywide figure, sets your real amount.

## Other questions Barrie homeowners ask

**Is my Barrie home worth the benchmark price?**

Probably not exactly. The $617,100 benchmark describes a typical Barrie home in September 2026, not your home. Your lot, size, condition and street can move the figure up or down. For a reverse mortgage, a professional appraiser visits and sets the value the lender uses. The free estimate gives you a first figure before that visit.

**Why is Barrie's average sale price higher than the benchmark?**

The average follows whatever happened to sell that month. In September 2026, 84 of Barrie's 130 sales were detached houses, which pulled the average up to $686,941. The benchmark of $617,100 keeps the type of home the same from month to month, so it only moves when prices for similar homes move.

**Does a lower Barrie price lower my reverse mortgage?**

It can. Your amount is a percentage of your home's appraised value on the day of the appraisal, so a lower value means a lower ceiling. Once the mortgage is in place, a later drop in prices doesn't make you repay anything early. Even if Barrie prices slip, you can never owe more than your home is worth when the mortgage comes due. The one condition: the house stays taxed, insured and in good repair.
