# Barrie Neighbourhoods and Reverse Mortgages

A reverse mortgage follows the same rules in every Barrie neighbourhood. What changes from street to street is the home itself: its type, its age and its value, and those decide how much a lender will offer. Here is how the city breaks down, with the two places where lending really works differently.

## The older neighbourhoods around the bay

The City of Barrie's Historic Neighbourhood Guide names nine historic neighbourhoods, most of them close to Kempenfelt Bay and downtown. Homes here can be more than a century old, which matters to an appraiser looking at condition and upkeep.

Allandale

On the south shore of Kempenfelt Bay, with roots in the railway and taken into the city in the 1890s. The restored Allandale Station sits at its heart, beside today's Allandale Waterfront GO station.

Downtown and Kempenfelt Village

The original settlement, split east and west by Bayfield Street, and the old village along the north shore of the bay, off Penetanguishene Road. A mix of heritage houses, mixed-use buildings and waterfront condos.

The Grove and the East End

The Grove is one of Barrie's oldest residential areas, with Gothic Revival, Edwardian and Georgian homes. The East End lies beyond it along the north shore.

Queen's Park and Sunnidale Road

Queen's Park grew around a park set aside in 1867 and the first Royal Victoria Hospital. Sunnidale Road, opened in 1833, is one of the oldest streets in the city.

Brock Park and West Village

West of the bay, once home to tanneries, carriage works and railway workers. West Village mixes wartime bungalows and storey-and-a-half houses with homes from the late 1800s.

## North, east and west of downtown

Most Barrie homes are newer than the historic core. Across the city, 58.2% of occupied homes are single-detached houses, and 28.9% were built before 1981 (Statistics Canada, 2021 Census).

The north end

Neighbourhoods such as Cundles and Little Lake on the north side of the city, where Royal Victoria Regional Health Centre stands on Georgian Drive.

Eastview and the east side

Residential streets between downtown and the city's eastern edge, above the north shore of the bay.

The west end

Neighbourhoods such as Letitia Heights and the streets off Sunnidale Road, toward the city's western edge, with Ardagh Bluffs to the south-west.

## The south end, and the newest parts of the city

Barrie has grown south twice. On January 1, 2010, about 2,293 hectares of Innisfil became part of the city, now the Hewitt's and Salem planning areas. On January 1, 2026, about 1,673 more hectares joined from Oro-Medonte and Springwater.

Painswick, Holly and the south end

Large neighbourhoods in the south half of the city.

Minet's Point and the south shore

Along the south shore of Kempenfelt Bay, home to one of the City's four public beaches. Waterfront homes have their own page.

Hewitt's and Salem

The planning areas on the lands that came from Innisfil in 2010. The Hewitt's Secondary Plan alone foresees about 12,000 homes (planning report hosted by the City).

The 2026 additions

Properties that moved from Oro-Medonte and Springwater on January 1, 2026. For homes there, the tax change is phased in over five years, and the phase-in ends if the home changes owners.
